Cash free deposit

You do not need to pay a cash deposit

We partner with Reposit, so you can move in without finding a large cash deposit. You pay Reposit a one off fee of one week's rent instead of a deposit of one month's rent, so there is far less to find before you move in. Reposit is optional, and it is authorised and regulated by the Financial Conduct Authority. A normal cash deposit is always available if you prefer it.

Cash deposit, the traditional way

One month's rent

  • Paid before you move in, on top of the first month's rent
  • Protected with the Tenancy Deposit Scheme
  • Returned at the end of the tenancy, less anything owed

Reposit, the cash free option

One week's rent

  • A one off fee of one week's rent, paid to Reposit
  • The fee is not refundable
  • You are still responsible for any damage or unpaid rent at the end of the tenancy

Not sure which suits you. Ask and we will talk you through both.

Ask us on WhatsApp

The holding deposit is refunded in full if we decide not to go ahead, and may be kept if the applicant gives false or misleading information, fails a Right to Rent check, or withdraws.

FAQ

Questions people usually ask

What is included in the rent?

Gas, electricity, water, council tax and WiFi, so there is one payment a month. Your room is fully furnished, so there is nothing to buy before you move in.

How are the rooms different?

Room 1 is a double room and shares a bathroom with Room 2 only, behind a key code door. Room 2 is a large double with French doors out to its own private garden and a kitchenette. Rooms 4, 5 and 6 each have their own en suite and kitchenette. Room 5 is the largest at 24 m² with a Juliet balcony, and Room 6 is 22 m² with a separate sitting area and sofa. Room 3 has been let. Every room is a double, and the rent reflects the size and what comes with it.

What is a kitchenette?

A small area in your room with a sink and a fridge, so you can make tea and coffee and keep your own food to hand. All cooking is done in the shared kitchen.

What do I pay, and when?

One week's rent today to reserve the room, which is the holding deposit shown on that room's card. Before you move in you pay your first month's rent, and either a security deposit of one month's rent or a one off Reposit fee of one week's rent. The holding deposit comes off what you owe. The table above shows the figures for each room.

Do I have to pay a cash deposit?

No. We partner with Reposit, so you can pay a one off fee of one week's rent instead. Reposit is optional and regulated by the Financial Conduct Authority. If you would rather pay a cash deposit, it is protected with the Tenancy Deposit Scheme.

What happens to my holding deposit?

It holds the room while we run your application, and it comes off what you owe before you move in. You get it back in full if we decide not to go ahead. We may keep it if you give false or misleading information, fail a Right to Rent check, or pull out.

What checks do you run?

Photo ID and a Right to Rent check, proof of employment and income, and a reference from your current or previous landlord. Having those ready speeds things up.

What if I am not in full time employment?

That is often fine. We look at whether the rent is comfortably affordable and who stands behind it. If you are self employed or on a contract, we can work from your accounts, an SA302 or recent bank statements. If you are between roles or about to start a new job, a UK based guarantor usually solves it. Tell us your situation before you pay anything and we will give you a straight answer on whether it works.

Do you accept postgraduates, PhD researchers and postdocs?

Yes. Funded postgraduates, PhD researchers and postdocs are welcome, and several of our tenants work at the university or on the Science Park. We will ask for your funding or stipend letter, or your contract if you are employed as a researcher, and a guarantor if your own income does not cover the rent on its own. Undergraduate student lets are the one thing we do not take.

How long is the tenancy?

Tenancies are periodic, so there is no fixed term to sign up to. You can end it by giving two months' notice at any point after you move in.

How good is the internet for working from home?

WiFi covers the whole house and is included in the rent, and every room has a desk and chair.

Something breaks. Who do I contact?

Promoveo Property Management looks after the house directly, so you deal with us rather than a call centre. Message us on WhatsApp or email and we will sort it.

Something not covered. Ask us on WhatsApp and we will answer the same day.
